What is the Prosperity Project?

The Prosperity Project is a special program made just for families who want to better all aspects of their lives. If you’re looking to improve your connections with people, learn new skills, and manage your money better, all to improve your economic situation, the Prosperity Project is for you. We understand how hard it can be to find a good, affordable home in Philadelphia. That’s why the Prosperity Project is here—to help make things easier for you. Xiente will support you on your journey to own a home, start your own business, and improve your skills in your profession.

Our Main Goals:

  • Pathway to Economic Mobility: Our Economic Mobility Case Managers will work with you to set and achieve family goals, helping you navigate through improving social networks, skills, and financial planning.
  • Affordable Homes: We’re developing affordable housing options for working families, ensuring accessibility for everyone.
  • Homeownership Assistance: Dreaming of owning a home? We’ll guide you on saving and preparing for this significant milestone.
  • Educational Opportunities: Offering financial management, savings, and home-buying classes in both English and Spanish to prepare you for success.

How Does It Work?

  1. Sign Up: Join our program. We’re looking for working families and individuals who need a good home, are interested in creating a path for economic mobility, and want to learn how to own one someday.
  2. Learn, Grow, and Save: Every family will be required to participate in our programs and services on a quarterly basis. Those services are pre-selected by each family, each family creates their own family goals. Part of the program is to help families start saving a little bit of money every month for your future home.
  3. Move Towards Owning: With our help, you’ll get closer to buying your own home. We’ll be there to support you every step of the way.

Yes, you may qualify if your household:

  • Earns an income (this includes immigrant households).
  • Is a family of 4 or fewer.
  • Earns between $15,640 to $55,800 yearly (20%-50% AMI).
  • Only online applications will be accepted from February 26 to March 8, 2024.

Priority is given to households earning:

  • Between $23,450 and $55,800 annually (30%-50% AMI).


  • Households without employment.
  • Households receiving housing vouchers, such as PHA Section 8 vouchers and housing choice vouchers (HCV).
  • Households earning more than $55,800 yearly (over 50% AMI)


  • Newly Developed Apartments: Featuring modern design with sleek, white kitchens, complete with full appliances and substantial cabinet storage.
  • Ample Living Space: Generous living areas boasting gray-toned flooring, highlighted by abundant natural light and tasteful, neutral wall colors.
  • Affordable Pricing: Offering a variety of units including four one-bedroom apartments, starting at $544 monthly, with one accessible option, and six two-bedroom apartments beginning at $652 monthly.
  • Income-Based Rent: Rent is determined by a sliding scale relative to household income, maintaining affordability..
